The Skyhome Collection at 111 Castlereagh, developed by Cbus Property, is officially on the market, offering grand house-like residences with remarkable views across Hyde Park and the Sydney Harbour.

Boasting four-bedroom layouts located above one of Sydney’s most treasured heritage buildings and close to the harbour, the offering is sure to impress buyers looking for spacious luxury living near the CBD, according to Angus Moore, economist at realestate.com.au.

“One of the themes over the past couple of years is the trend towards larger homes,” Moore says.

“We’ve seen searches for three-plus bedrooms rise as people look for more space — this includes luxury buyers at the top end of the market.”

CBD property in the spotlight

Sydney’s CBD, like most inner-city markets in Australia, took a hit during Covid. However, with life returning to normality, workers flocking back to offices and city culture reigniting, buyers have reawakened to the unique appeal of Sydney’s CBD real estate — especially when it comes to luxury living.

“The median price for an apartment in the CBD over the past 12 months is a little over $1 million —that’s up 7.5% year-on-year,” Moore says. “However, four out of 10 searches in the city centre on realestate.com.au are for dwellings priced above $1.5 million. This compares to just two in 10 searches in other capital cities in Australia.”

While Sydney has a higher median price than other capitals, the buzz of activity at the top end of the market shows that premium buyers in particular are seeing the appeal of CBD living. This is not surprising given the lifestyle on offer, Moore says.

“The city has a lot of great amenities, things like restaurants, cafes, bars, sporting events and a convenient commute if you work there,” he says. “That’s why, now that the effects of the pandemic are receding, we’re seeing people come back into the city market.”

A touch of history

With spacious floorplans and breathtaking views, 111 Castlereagh is one new development catching the eye of Sydney CBD buyers.

The new 22-storey residential tower sits above the heritage-listed David Jones Market Street store, which is being reborn as a luxury retail, commercial and residential offering.

The original 12-storey Art Deco building opened in 1938, with its beautifully curved edges and abundant glazing quickly establishing itself as a CBD landmark.

The 111 Castlereagh development pays homage to the building’s rich history and architectural legacy while setting the scene for the next exciting chapter, says Adrian Pozzo, Cbus Property’s Chief Executive Officer.

Echoing the rounded form, the new building rises elegantly into the sky without overshadowing the structure below – making it appear as if the tower is almost floating above the heritage building below.

The residences at 111 Castlereagh not only offer private and boutique living with a unique connection to the city’s heritage, but also natural light and expansive views.

“All the residences are generously sized, with the skyhomes encompassing more than 20 metres of frontage taking in outstanding views across the beauty of Hyde Park and Sydney Harbour,” Pozzo explains.

Residents also have access to exclusive rooftop amenities “unlike anything seen before in Sydney”, Pozzo adds.

This includes a heated outdoor swimming pool, landscaped gardens, a wrap-around residents’ lounge, alfresco barbeque terraces, gym and outdoor yoga deck, plus the option to buy into an exclusive climate-controlled wine cellar.

Parking also won’t be an issue — in a rare offering for Sydney CBD developments, an automated valet will retrieve your vehicle at the touch of a button on your smartphone.

Pure grandeur

Close to the top of the building, The Skyhome Collection — consisting of four premium house-like residences — complements the already-sold Penthouse Collection as the development’s crowning glory.

Two skyhomes feature a rare tri-aspect, with eastern, northern and western orientation and views, while the other pair boast 20-metre frontages with easterly views across the water and expansive 20-square-metre loggias.

Inside, the homes are exquisitely curated and designed by fjmtstudio, with bespoke touches like stone benches and splashbacks and herringbone timber floors.

The homes feature generous floor plans with bespoke detailing that can be further personalised.

With only four skyhomes available, it’s a once-in-a-lifetime chance to make this unique slice of Sydney’s CBD history part of your own story, Pozzo says.

“The penthouses and skyhomes are named after significant Sydney landmarks or people associated with the original building design,” he adds.

“The collection is an opportunity to be connected to Sydney’s heritage while also making an investment in the city’s future.”
